Ok. Found the house. Not perfect but close enough. Two bedrooms box room upstairs. Shower room upstairs. Two rooms and kitchen, bathroom and scullery downstairs. Huge garage (needs some work) two room brick built wash house outside. Patio, lawn, vegetable plot behind. Street fronted. Central heating double glazing. Quiet street. Got mortgage agreed in principle. Mortgage payments would be twenty percent less than rent. But I have to sink all my investments in it and pay it off with my pension in three years. Do I go for this or look round for somewhere better? Don't you just love caddilac problems.

The question here Bill ... would seem to be "How long would it take to find something better ???" ... either a better place, or a better price ... I don't believe there is such a thing as the 'perfect' place ... I say meditate on the decision for a couple days, then see how you feel about it ...

Caddilac problems...hehe. Haven't heard that one here. We call them "gold plated problems." I don't know the answer for you of course Bill but I guess I would say Can you envision yourself being happy there? Does it feel right on a gut level? If the answer is mostly...I guess it's probably a good thing to move forward.

5 hours later, I'm in the estate agents office (realtors?), got a better mortgage offer and put a bid in. I have a plan and a budget.

So now we wait and see if this really IS a buyer's market. When I looked around the house I felt immediately comfortable, was saying to myself, right, the pushbike goes there, the office is here, the hifi and guitars go here, the TV goes there, the bed goes there,

as I say it neeeds a wee bit of work, it's big enough for me to be comfortable but small enough to be manageable, the open fire can come later as funds allow and it's definitely affordable.

let's see.

Haha. I'm going to start using that phrase. Contingent on a job offer, my wife and I may soon be looking to buy our first house - which is both exciting and totally intimidating. Good luck with it all!

Nice tread on decision making.  I was taught to go with my gut because The Steps and God were in my belly.  There's also that little inner voice deep down that knows the answer.  Remember; all decisions are temporary.  God still holds the plan.  Your moving your feet and brought him into the picture.  Now, let's see what he has planned?  Yes, nice problems to have today Bill.  I'm happy for you.  smile

Awesome Bill. My big question would be if it will retain its value. If so, then your risk is as small as what you can get out of the house if you had to sell for some reason. I think it sounds great, and it will sure take up your free time!

Tom. Just re read the home report. Currently valued at £120k. I offered 90 vendor asks 95. I'm thinking. Similar properties with no faults go for 120-140k on the same street. Spoke to brother (ex carpenter) we estimate five k to fix all faults. Spoke to sister (ex estate agent) who suggests counter offer of 92500 and be prepared to pay 95. Can't do anything until tomorrow. It's still a risk but one I'll take.

It's just a 'material' thing, ... bet you still end up with roof over your head even if it doesn't work out ... LOL ... minor risk with good life lesson ... either way, it'll be good to add to your 'wisdom' basket ...

Great Bill,
It sounds like a low risk investment that you can live in! It sounds great. We need pic's when it is all settled.

Yep, vendor won't budge below 95k. Still affordable, so offered the 95 - let you know what happens.

Thanks for pics Bill ... Looks great and also like it wouldn't be too much work to 'maintain' ... close to main routes ... and I'm sure there's a hardware store or Home Depot nearby ...

It's in the village I live in now. There's a chain diy store or three five miles away and what you'd call a mom and pop hardware dtore ten minutes walk away. One of those great places where you can get stuff the home depots don't stock. ...like wicks for your storm lanterns, saddle soap, bicycle clips, nuts screws washer and bolts In ones nails by the pound. Plus there's local craftsmen and fortunately I'm pretty handy with the hammer and spannrr myself.

I'm okay til her tongue finds the inside of my mouth ... !!!)

You're crazy Tom ... Love ya brother ...
