So I've been living in this beautiful rented house for nearly a year, but it has it's drawbacks, like the village is too big (nearly a hundred houses), there's a pub next door but one so it gets noisy at night, my immediate neighbour can be a test of patience and tolerance (and his kids!), I don't have any off road parking and there aren't enough birds. But it's reasonably priced (£450 a month) and the landlady is lovely, plus it has an open fire.

However I've seen a house advertised, in a village maybe 10 miles from here, less than 50 houses in the village, no pub and it's for sale and if I can raise the deposit it would be affordable. 2 bedrooms, stone built, end terrace of a row of 4. off road parking on the drive adjacent, outbuildings in the small rear yard, oil fired central heating (expensive, but maybe there's a chimney so i could open the fire up?).

Asking price is a whisper under £100k. A mortgage for £90k would be £550 a month, but I need £10k deposit and i've only got £5k. My Mum would loan me the other 5 if I asked, my ex wife would also chip in. The house is set on a main route from Sheffield to Huddersfiled so is very heavily trafficked but backs onto a forest and over looks a lake. Walking distance to the nearest big village when it snows, on a bus route.

It's maybe 8 miles from my ex wifes house (which i still pay the mortgage on quite happily but the benefit of that house is solidly with her, the mortgage on that is only £90 a month but I'm paying £700 to kill the mortgage off before I die!)

But I feel like i'm distancing myself from my ex wife and my son and daughter by physically moving (hey, i haven't even viewed the house, that happens tomorrow). it will make it a little harder for her to just drop round en route to here or there as the house is well off any of her regular routes. But I like the look of the house.

No decisions until tomorow.

Hey,
Sounds like a really tough decision! My .02 is First Things First; getting away from that pub. The lake proximity sounds nice. HP had any opinions on this?

The pub in this village has never been a temptation. If it was an off licence (liquor store) that would be different. It's just that I am intolerant of noisy people after the pub has shut.

I'll look at the house tomorrow, no decisions until then. Also got to stop people living in my head rent free! I know what to do. talk to my higher power and listen for the answer.

Ain't it great to have high level problems.

Is the E10k deposit a 10% deposit required from the E100k note? Is this required by the lender? Do you have owner assisted financing in GB where the owner could ask a little more for the house and remit that to you at closing to cover the down deposit?

Bill...I look at the picture you painted for me and ask myself if this would be some
thing HP would really shake HP's head at.   Of course it will always be your
decision and what you do with it HP's concern...however the picture still is one of
peace of mind and serenity.  Everything is negotiable.  Have a great walk thru and

the loan co. require various different levels of deposit, for me, not less than 6%. We don't have owner assissted purchase other than by builders who might go equity share, where you buy say 50% and pay rent on 50%, gradually buying more of the property as funds allow.

I'm uncomfortable renting - getting a long lease on property is difficult and rare, so I'm stuck with a 3 year short hold assured tenancy. After the first year the landlord can serve you one months notice to quit, but then so can I.

I'm lucky that my current landlord is very reasonable on most things and the house I have is undervalued by about £150 a month, but there are conditions - no pets, not allowed to redecorate, not allowed to modernise.

One of Eileen's fears is that I'll turn round and want my share of the equity in her house, but today that's not on the agenda. Another fear is that I'll move away physically and emotionally and another is that I'll leave her with the problem of her house and all the responsibility for it regards maintenance, selling etc.

I pay the mortgage on her house (part of my amends) and have no claim on it. She, my son and daughter live there. She pays for the maintenance and all the bills. I don't even have a key to the house and some of my property is still there (like my hifi and one of my motorbikes) but I'm ok with that. I've divorced from the house and that took some doing as I spent 12 years restoring and extending it but for my own stability that's what I had to do.

I dunno, at some point I will find a house that I want, that fulfils most of my desires and that is affordable. It might be the one I'm going to look at today or it might not.

well I asked for guidance from my higher power last night but didn't get the response until this morning.

The agent was half an hour late and by the time she turned up there were 2 other people waiting to view the house. Meantime I had half an hour to chat to the neighbours and experience the area.

The house is not perfect and needs maybe another £10k to bring it up to what I'd call a good standard, redecs, carpets, curtains, new windows and doors, replace the oil fired boiler with a log burner. Also it's small, quirky and has no yard space out back, just a drive by the side.

But the killer was the level of traffic noise. Great house, not worth the asking price, wrong location. No sale.

Lots of good deals here in FL Bill. 3 bedroom houses for $75k. I'd like to buy 3 or 4 for rental properties right now but I can't take any more distractions from finishing the mountain home I'm building. Good luck with your property search. I love buying houses, and enjoying looking for them. Does your local real estate association put them on the internet for perspective buyers to look at? Here's one of those listing sites that I like looking at. smile.gif

$75k in FLorida sounds good, but it's a long commute for work! I am only half heartedly looking, I buy a local paper every friday for the property pages and browse the ads, waiting for the ideal property to jump out at me.

It was useful to look at this house becasue I realise that I don't really want to get into long term, high input renovations again. A little light decorating, a wee bit of gardening and that's about it.

Hey bikerbill, good choice about the house. Sounds like you gained a lot of useful info to make a good decision going forward. Thanks also for showing that we recovering alcoholics can have thing to look forward to, like making decisions about buying houses! :)

Theres a 3-bed semi nextdoor but one to us coming up for auction anytime soon. Folx rexkon it'll go for around £60K. Off road parking fenced off backyard, nice quiet neighbours (NOW - this is the house which our lovely neighbour got evicted from and the house got repossessed)

It' exactly like ours (well, from the outside it is, no idea what the inside's like) I know it has laminate flooring all through, it might be worth a looking at once the sign goes up. I wish we had the money to go for it, if only to make sure we get decent neighbours next time. smile.gif
